  • Consumer Protection: Under New York State law, apartment application fees are legally capped at a maximum of $20.00 for background and credit checks. Landlords and brokers are prohibited from charging any additional processing or application fees.

  • FARE Act Notice: Pursuant to the NYC FARE Act, real estate brokers and landlords must provide clear, upfront fee transparency. Landlords or their hired agents are legally prohibited from passing landlord-agent broker fees onto prospective tenants. A full, written itemization of any legal consumer-authorized fees must be provided before lease signing.
